Having a Home Information Pack will speed up the sale of your home
The information contained in a pack will enable you to solve any potential problems early on which in turn will strengthen your negotiating position at the same time as saving your buyer money. Further, since potential purchasers will have all the facts about your home to hand before making an offer to buy, your sale will be less likely to fall through at the last minute.
By virtue of the Housing Act 2004, from 10th September 2007 owners of domestic properties in England and Wales containing 3 or more bedrooms were required to provide potential buyers with a Home Information Pack (HIP).
From 14th December 2007 the provisions were extended to cover 1 and 2 bedroom properties.
Pack Requirements
Sellers are now required by law to provide potential buyers with a Home Information Pack (HIP) which must contain the following:
* Index
* Energy Performance Certificate
* Sale Statement (summarising the terms of the sale)
* Where appropriate, copies of any lease or license the property is subject
* Evidence of Title
* Searches:
o Local Land Charges
o Local Authority
o Drainage and Water
